Civil High Court Reports are a manual search of county records, performed by court researchers who have access to county-level civil records. The report includes foreclosures, defaults on loans, disputed contracts, evictions, or small claims filed in the upper courts. Upper courts generally handle serious civil cases, and those with higher monetary value.

Investigation of records held in a county courthouse involves sending experienced individuals physically into the courthouse to pull and review records. Because of this, records will not be returned instantly. The response speed depends largely on how large the court is, how quickly the courthouse is able to provide access to the records, and how available the schedule of the court runner in that area is. Typically turnaround is 2 - 5 business days, but can take as much as 2 weeks.
